Franciszkańska 14 is an apartment block situated in the oldest area of the Warsaw district of Śródmieście, next to the Old Town and New Town. However, the architects resisted the temptation to emulate a historic Old Town house, creating a light and modern building instead, with eye-catching large glazed surfaces. Combined with geometrical shapes, the building harmoniously merges with the surrounding area, which won it an award from the Polish Architect Association.
The five-storey building consists of a residential area as well as commercial units on the ground floor. A really cosy apartment block, it only has 28 apartments. All residents have access to a shared terrace and a roof garden. In addition, all units have access to individual loggias. To improve resident comfort, the designers introduced an original solution in the form of awnings installed on the southern side of the building that cover the windows when sunlight is the most intense.
Location is one of Franciszkańska 14 main advantages. A quiet and green part of the Śródmieście district, it is developed with historic or restored houses. The building is within easy reach of numerous offices as well as a variety of restaurants, bars and cafés, as the Old Town attracts tourists from across the world. Furthermore, as part of Śródmieście, Franciszkańska Street is perfectly connected with other districts. It is located within 1 kilometre from the Ratusz Arsenał metro station and the associated hub. Franciszkańska Street also provides easy access across the Vistula River.
